Commercial Landlord and Tenant Disputes

Our specialist team of dispute resolution lawyers offer expert advice and representation for both landlords and tenants in relation to commercial lease disputes.

Why is it important to seek legal advice when resolving a commercial lease dispute?

This is a complex area of law governed by the Landlord and Tenant Act 1954 (LTA). In order for a commercial lease dispute to be resolved, expert legal knowledge and understanding of the LTA is essential. The LTA grants both landlords and tenants specific rights in regard to the lease, but also imposes certain responsibilities on both parties. In particular, once a tenant’s commercial lease expires, they are automatically entitled to a renewal of their existing lease, unless the landlord is able to successfully refuse a renewal based on very limited statutory grounds.

How can we help?

Our experienced lawyers offer advice on commercial landlord and tenant issues including but not limited to:

  • Determining whether not the LTA applies to your lease

  • Renewal rights and possible grounds for refusal

  • Service of notices

  • Breaches of lease terms and covenants

  • Forfeiture

  • Terminating a Lease

  • Bringing and defending court proceedings
