All sellers of residential property need to have a HIP by law before they can put their property on the market. HIPs have been introduced in an attempt to speed up the home buying and selling process by requiring that some of the necessary documents are available from the start for potential vendors to view.

What is in a HIP?

Almost any information relating to the Property can be put in a HIP, but all HIP's must contain the following:


· An Energy Performance Certificate (see section below for further information)
· A sale statement (summarising the details of the sale)
· Evidence of title
· Standard searches (i.e. local authority enquiries and a drainage and water search)

What is the Energy Performance Certificate (EPC)?

The Energy Performance Certificate will tell you how energy efficient your home is on a scale of A to G, the most efficient being band A. The diagram on the certificate is similar to the energy report seen on electrical appliances on sale in shops (such as fridges), but will also provide information on how you can save energy, costs and carbon emissions.

An Energy Performance Certificate (EPC) is needed for your HIP. Once instructions have been given to prepare the HIP, we will arrange for an assessor to contact you to make an appointment to visit your property. The visit could take around one hour, and will look at aspects from the boiler, double glazing and cavity wall insulation to the number of energy saving light bulbs you have.
